This is a waterfront lot on Elk River, during the winter TVA lets the river water down (allowing for pier and river bottom maintenance) and the river bottom is exposed in front of the lot. During the Summer there are 5 feet of water in front of the lot at its deepest point. The lot is overgrown and the new owner will be responsible for having the lot cleared. The lot dimensions are 65 ft waterfront by approx 292 ft deep with 124 feet on road frontage. The lot has an old fallen end garage on the roadside that will need removing (at buys expense). The price has been adjusted because of the condition of the lot. You may see the neighbor has parked his boat trailer on the lot and cut some of the grass. There is an older pink bottom boat in which I will remove upon the sale of the lot. A pier permit had been approved for lot.
